"We stayed at Atlantica Beach Resort Kos in August 2026 and unfortunately left very disappointed. We had room 646 with a private pool. The room itself was nice and spacious, but its location was a major disadvantage.
Our room was in a part of the resort across the road and very far from the beach – approximately 350 metres away. The main restaurant where lunch and dinner were served was similarly far. For a large resort this may sound manageable on paper, but in reality it meant a considerable walk several times every day. There was occasionally a golf cart available to transport guests around the resort, but one of the drivers we encountered was extremely rude and vulgar, which was completely inappropriate for a hotel of this category.
Another surprisingly poor aspect was the basic room service. Drinking water was not automatically replenished in our room. We repeatedly had to ask the housekeeper for water ourselves. If we were away on a day trip, no water was left for us at all. For a resort in Greece in August, and especially one presenting itself as a 5-star property, having to repeatedly ask for drinking water is simply unacceptable.
Dinner organisation was another source of frustration. Staff tried to organise and assign tables, but instead of making things run smoothly, this often created unnecessary chaos. On several occasions guests were directed towards tables that were already occupied. The whole process felt disorganised rather than professionally managed.
The situation around the swimming pools was also very frustrating. Unless you reserved a sunbed early in the morning, it was extremely difficult to find one later, even though many sunbeds remained empty for long periods because guests had simply left towels or belongings on them to reserve them “just in case”. The hotel should actively manage this instead of allowing guests to block sunbeds for hours while not actually using them.
The beach itself was another disappointment. Entry into the sea was very uncomfortable because of the stones, so water shoes are highly recommended. Even the beach facilities were not properly maintained – the shower by the beach did not drain correctly and water accumulated around it.
What finally left a particularly bad impression was the hotel's late check-out policy. Our flight was at 22:00 and the standard check-out time was 11:00. We asked whether we could keep our room longer. Importantly, we were told that our room was not needed for another arriving guest. Nevertheless, extending the room for only two hours, until 13:00, would cost €110, while keeping it until 18:00 cost €180.
In the end, we actually paid the €180 to keep the room until 18:00.
I fully understand that late check-out is an additional service and that a hotel is entitled to charge for it. I would also fully understand a reasonable fee. But €180 for seven additional hours, especially when the room was not required for another guest, felt excessive. With a 22:00 departure, we effectively had to choose between spending most of the day without a room or paying this very high charge.
This left a particularly unpleasant final impression. Rather than feeling that the hotel was trying to make the departure day comfortable for its guests, it felt like an opportunity to extract a substantial additional payment from guests with late flights.
Overall, the resort has some positive aspects and our private-pool room itself was spacious, but the experience simply did not match what we expected from a 5-star resort or from the price level. The long distances within the resort, lack of automatic drinking-water replenishment, chaotic restaurant organisation, sunbed situation, poor sea access, maintenance issues and extremely expensive late check-out all added up.
Unfortunately, based on our experience, we would not return to Atlantica Beach Resort Kos and cannot recommend it as a genuine 5-star experience."
